TOBIN Consulting Engineers delivered the Civil and Structural Engineering Services on this new €10m high spec office block development in the Shannon Free Zone. This state-of-the-art project has been brought to fruition by Shannon Commercial Properties to facilitate major inward investment and employment in the region and forms part of a broader investment programme in the Shannon Free Zone.

This highly innovative development of 5,246m² consists of the construction of a four-storey commercial office building with roof level plant, a single storey extension, and external re-finishing to an existing single-storey sub-station building; comprised of a back-up generator an LV switch room, associated car parking (202 No.) with set down areas and new entrance junction, bicycle parking (60 No.), a single storey refuse store, 2 No. freestanding signs and all ancillary site works and services. The building was designed to a LEED Gold standard and accordingly it incorporates a host of passive and active design measures to ensure its optimal performance.

UK car manufacturer Jaguar Land Rover has opened a software engineering centre in Block C. “The new facility provides an exciting opportunity for us to pioneer future autonomous and electrification technologies,” Jaguar Land Rover executive director of product engineering Nick Rogers said.

The overall office block development offers over 55,000 sq. ft. of commercial space across four 13,500 sq. ft. floors, and has been built to LEED (Leadership in Energy and Environmental Design) Gold standards. This key project for the region, located on the Airport Avenue route, was designed to specifically attract FDI enterprises that require high-end innovative commercial/office space from which to run their operations. This office space will attract hundreds of jobs to this location and will encourage further growth in the region. As suggested by Shannon Group CEO, Matthew Thomas, ‘this investment will further strengthen the investment in the Shannon Free Zone’.

The main design elements of the overall development include:

  • 55,000 sq. ft. of office floor space (based over 4 floors – 13,500 sq. ft. on each floor)
  • LEED Gold Certification
  • A curtain walling system with glazing giving rise to bright and open workspaces
  • No internal columns, again promoting a clear open workspace environment
  • Floor to ceiling heights in excess of 3.0m
